The Residential Tenancies Act 2004 sets out the amount of notice that is required to end a tenancy. Generally, the longer the duration of the tenancy, the greater the amount of notice that a tenant is required to give. The amount of notice required is set out in the table below. The landlord and tenant can agree a shorter notice period but this can only be agreed when the notice is served and cannot be included in a lease agreement.
These notice periods do not apply to tenant’s who have signed a fixed term lease as they are bound to the duration of the lease
The notice periods in the table below only apply where the termination is NOT due to a breach of landlord obligations.
